These terms govern bookings and guest Wi-Fi access for City of Trees House operated by Good Reviews Only LLC.

Booking and Payment

The stay price is calculated from live nightly rates, direct-booking pricing, applicable discounts, optional pet charges, and government tax. Each payment method displays its exact checkout total before commitment. Reservations confirm only after the full payment clears. Stripe and PayPal use verified provider responses; Zelle, Venmo, and Cash App transfers confirm once we receive and verify payment. A notification email alone is not proof of payment.

Payment Holds

Transfer and checkout methods create a temporary hold shown during checkout. An unpaid or unverified hold expires automatically. A booking is not confirmed until the site and confirmation email say it is confirmed.

Cancellation and Refunds

Cancellations at least 14 full calendar days before arrival receive a 100% refund. Cancellations 7 to 13 full calendar days before arrival receive a 50% refund. Cancellations fewer than 7 full calendar days before arrival receive no refund. Refund timing and method depend on the payment rail; transfers may require a manual return to the original sender.

Guest Responsibilities

The primary renter must be at least 25 years old; other registered guests may be younger. Maximum occupancy is 10 guests. Pets must be disclosed and approved. Smoking and vaping are prohibited everywhere on the property, indoors and outdoors. Loud noise is not allowed after 10 PM or before 7 AM. One vehicle may park in the driveway; additional street parking must not block neighboring driveways. Exterior cameras monitor the driveway and front doorway and record video and audio; there are no indoor cameras. Guests are responsible for damage beyond normal wear.

Guest Wi-Fi

Guest Wi-Fi is a convenience. Do not use it for unlawful activity, attempts to access other devices, excessive automated traffic, or conduct that threatens the network or others. We may limit or suspend access to protect security and service quality. Availability and speed are not guaranteed, and guests remain responsible for securing their own devices and accounts. Marketing is never required for access. Only an eligible direct-booking guest may separately request marketing email after connecting; marketplace-sourced contact information is not used for marketing or to move current, future, or repeat bookings off that marketplace. Optional phone numbers are used only for stay or Wi-Fi support and never for promotional texts.

Indoor Gas Fireplace

The indoor gas fireplace is not available for guest use.
