City of Trees House is loaded with luxury amenities. Every stay includes a private heated hot tub (open 7 AM-10 PM), a neon-lit family room with retro arcade games (Street Fighter II, The Simpsons, Mortal Kombat), pool table, ping pong table, and darts. The main house features a gourmet kitchen (fully stocked with premium cookware), one 65-inch 4K TV with TVs available throughout the home, Starlink WiFi, washer/dryer, and a collection of 1,000+ vinyl records with record players in the family room and main bedroom. Outside: fire pit, 4-burner grill, Adirondack chairs, and fenced backyard. We also provide linens, towels, bath products, and basic pantry staples.

We're at 1608 Michigan Blvd, West Sacramento, CA 95691 — in a safe, quiet residential neighborhood. The location is ideal: just a 5-minute drive to downtown Sacramento and the Golden 1 Center, a 7-minute walk to Sutter Health Park (River Cats baseball), 10 minutes to Old Sacramento, and 7 minutes to the California State Capitol. You get quick access to everything without the noise and congestion of staying downtown.
Is this rental suitable for families or groups?
Absolutely! The 3-bedroom, 2-bathroom layout includes a main bedroom with a king bed, a bedroom with a queen bed and dedicated workspace, and a kids' room with two twin-over-twin bunk beds. The family room has a queen Murphy bed, bringing capacity to 10. We provide a 4moms Pack 'n Play, Zoe travel Pack 'n Play, high chair, baby bath, baby monitor, and baby toys.
What is the check-in and check-out process?
Self-check-in makes arriving stress-free. Two days before arrival, you'll receive the address, parking information, house manual, and emergency contact details. At 12:00 PM Pacific on arrival day, direct-book guests receive their private Level Keypad code by email. The code activates at the 4:00 PM check-in time and remains active until the 11:00 AM checkout time. If the email has not arrived, reply or call or text us before coming to the house. We can resend the code, unlock the door remotely, or coordinate private backup access. The City of Trees Guest WiFi network does not require a password. The door automatically locks when closed.
How does identification work for a direct booking?
Identification is completed inside the direct-booking checkout process. The booking guest follows the Stripe Identity prompt, submits an accepted government-issued ID and selfie securely through Stripe, and sees the verification status in checkout. Do not email identification to us.
Can I drop off luggage before check-in or after checkout?
Yes, when coordinated with Ryan and Ashley first. Luggage drop-off is at City of Trees House: come to the front door at the time we confirm and hand the bags to us. There is no separate off-site storage location or self-service luggage access.
Are there any fees for booking this Sacramento vacation rental?

What is the cancellation policy for this rental?
For stays of 1–27 nights: full refund until 30 days before check-in; 50% of the stay price refunded from 7 to fewer than 30 days before check-in; no stay-price refund less than 7 days before check-in. Taxes for unused nights are refunded. Cancel within 24 hours of confirmation for a full refund of everything paid if confirmed at least 72 hours before check-in. Deadlines are at 4:00 PM Pacific on the applicable date. Reservations confirmed within 14 days of check-in use our Limited policy: full refund until 14 days before check-in, 50% of the stay price refunded from 7 to fewer than 14 days before check-in, and no stay-price refund less than 7 days before check-in. The same 24-hour cancellation period applies when eligible.
Is there a minimum age to book City of Trees House?
Yes. The primary renter must be at least 25 years old and complete the booking and identification process. Other registered guests and children may be younger.
How many cars can park here?
One vehicle can park in the driveway. Additional free street parking is available on Michigan Boulevard; please park considerately and do not block neighboring driveways.
Do you have an EV charger?
Yes. EV charging is free for registered guests. The Level 2 Tesla charger is mounted on the exterior right side of the garage, and a non-Tesla adapter is available.
What's your pet policy in detail?
Up to two pets—dogs or cats—are welcome with prior approval and a $25 fee per pet. Dogs with a bite history, aggressive behavior, or breeds restricted by our insurance policy are not permitted. Restricted breeds are Pit Bulls, German Shepherds, Belgian Malinois, Rottweilers, Doberman Pinschers, Chows, Akitas, Wolves, wolf hybrids, and any mix of these breeds. We provide pet bowls, a pet bed, and access to the fully fenced backyard.
How far is City of Trees House from downtown Sacramento?
Just 5 minutes by car (2.3 miles). You're close enough to enjoy downtown restaurants, bars, and attractions without the noise, parking hassles, and high hotel parking fees. You stay in a peaceful, residential neighborhood but have quick access to everything. Best of both worlds.
What should I know about the family room?
Our family room is a guest favorite! It features a neon-lit space with retro arcade games (Street Fighter II, The Simpsons, Mortal Kombat, more), regulation pool table, ping pong table, and darts. There's also a queen Murphy bed tucked in one corner for extra sleeping capacity. Kids and adults love spending hours here. We keep the arcade games in working order, and extra quarters are available. The indoor gas fireplace is not available for guest use.
Can guests use the indoor gas fireplace?
No. The indoor gas fireplace is not available for guest use. Guests may use the central heating, adjust the Google Nest Thermostat, and use the ceiling fans for comfort.
Is the hot tub heated year-round?
Yes. We normally leave the hot tub at 104°F, but guests may adjust it. Hours are 7 AM-10 PM daily, and we clean and sanitize it after every guest departure.
What's provided in the kitchen?
The kitchen includes a Fellow Aiden Precision Coffee Maker, Fellow Ode Brew Grinder Gen 2, Fellow Atmos vacuum canister, Fellow scale, Caraway cookware, Cuisinart food processor and blender, full-size refrigerator, oven, dishwasher, microwave, pots, pans, knives, dishes, glasses, utensils, and pantry basics.
Is WiFi reliable?
Yes. Starlink is the property's internet service and supports everyday streaming, video calls, and remote work. Connect to the City of Trees Guest network; no password is required. The bedroom has a dedicated workspace.
How many people can stay?
Up to 10 guests total: main bedroom with a king bed, bedroom with a queen bed, kids' room with two twin-over-twin bunks, and family room with a queen Murphy bed.
Is there a noise policy or quiet hours?
Yes, we're in a residential neighborhood with neighbors we respect. Loud noise is not allowed after 10 PM or before 7 AM. Please be especially mindful of outdoor activity around the hot tub and patio.
